House Rules
General
These house rules are valid as conditions for the incoming lease and the tenant is obliged to comply with the provisions laid down herein, cf. lejeloven § 152, subsection 1-3.
The tenant is also obliged to ensure that the rules of the house are also observed by members of the tenant's household, as well as the persons and guests who visit the tenant or stay in his apartment. Violation of the rules of the house may result in termination according to § 171, or cancellation according to § 182.
It creates security and satisfaction if everyone recognizes the need to take each other into account.
The rules are also part of the efforts to create peace and order for us, as well as keep the buildings and open spaces in good condition.
If you feel bothered by your fellow residents, please, in order to preserve the good climate between you, contact the person in person before contacting the administration office.
Orders, responsibility for guests, etc.
In addition to the written rules in the house order, the tenant is also obliged to comply with and comply with the oral or written orders that may be given by the landlord or his representative, including the caretaker, which applies to the persons for whom the tenant is responsible cf. the above.
Noise
Music or other noisy entertainment may only be played in such a way that it does not disturb the other residents and never during the time between 23.00-07.00. Parties are notified at least one week in advance.
Washing machines and other technical aids to facilitate housekeeping must be installed and used in such a way that they are not a nuisance to the residents of the property through noise or in any other way. Drilling machines and other noisy tools must not be used between 22.00 and 07.30.
Staying in common areas must take place with reasonable regard for the other residents and must end at nightfall.
Laundry room and clothes drying
The communal laundries are only for the use of the property's residents.
The washing machines must not be used for dyeing clothes.
Washrooms must be left tidy and clean after use. For the sake of all residents who use the drying room, it is recommended that clothes be removed so that the drying lines are kept free for other residents' laundry as far as possible.
Fiber filters in washing machines and dryers must be cleaned after use.

Clothes drying etc. may only be done in a drying room or outdoors and only in the places designated by the landlord/caretaker.
It is forbidden to dry clothes in the apartment, as the moisture from here can deteriorate or damage the wallpaper and woodwork.
Trash
For hygienic reasons, all waste must be wrapped, preferably in a waste bag. The bags must be closed before they are thrown into the container.
Bulky waste (cardboard boxes, furniture or the like) must be handed in at the recycling site. Such items must not be stored in the basements. Recommendations in the waste room may only be made after prior agreement with the caretaker.
Newspapers and magazines must be placed in the paper containers set up by the municipality.
Bottles and glasses must not be thrown in the waste container. They must be placed in the municipal glass container.
In order to avoid odors and pests, the waste container must be closed after use.
Prams, bicycles, etc.
To ensure free passage, prams, bicycles etc. not recommended in stairways, as the fire regulations stipulate that escape routes must be kept clear. It is forbidden to store petrol and other flammable liquids in cellars. Technical aids provided by the municipality can be stored in the hallway upon application.
Rises
When you move around or stay in entrance areas or stairwells, it is important to take the other residents into account.
This also applies in connection with cleaning and maintenance of the common areas.
It is a joint task that the staircases and entrance areas are kept neat and clean. Cleaning of mats is the responsibility of the individual resident.
Nothing must be left in the stairwell, the riser is only for normal traffic, fire escape routes and patient transport.
Permission to store technical aids can be obtained by contacting the administration office, signs and advertisements may not be placed in entrances.
Basement
Basement rooms must be labeled with name or apartment number.
Many basement rooms are only locked with a padlock. Therefore, do not place valuables in your basement. It is your contents insurance that must cover any theft from there.
Basement rooms are only for storing various effects. No habitation may be arranged in the room. The tenant only has the right to dispose of common rooms and common areas, both indoors and outdoors, according to instructions and with respect for the other tenants' corresponding right of use.
Terraces and balconies
Terraces and balconies must be kept in a tidy condition and must not be used for storing.
Keys
Take good care of your keys. If you lose your keys, it may be necessary to replace the cylinder. This can cost up to DKK 2000.
If you have locked yourself out of the tenancy, you must contact a locksmith. This is of course at your own expense.
If you need one or more extra keys, you can order them by contacting the office.
You will receive a copy of the invoice and the costs will be borne by you.
Garages
For some of the properties there are garages and or carports, it will always be residents of the property who have first priority in relation to renting these. However, we cannot guarantee that there are garages for everyone who wants them. External tenants will be terminated if necessary.
Change of house rules
We reserve the right to make changes to these house rules from time to time. Subsequent new editions of the house rules are then included as new conditions for the lease, cf. §152, subsection 1-3. The latest version can be found on the website Midtby-Bolig.dk.
